13.16.010 Procedure. A. The final plat shall conform substantially to the preliminary plat as approved by the commission and, if desired by the subdivider, may include only that portion of the approved preliminary plat which is proposed to be recorded and developed at the time; provided, however, that the portion conforms to all requirements of this title.
B. The final plat shall be submitted within one year after the approval of the preliminary plat. Otherwise, the approval of the preliminary plat shall be null and void unless an extension of time is granted by the commission.
C. To receive consideration at the next regular meeting of the commission, the final plat must be filed with the commission not less than ten days prior to the regular meeting.
D. A filing fee to cover the cost of processing shall be submitted with the final plat in the amount of two dollars per acre for each acre in excess of fifty acres. The minimum filing fee is one hundred dollars. The fee is not refundable. Upon submission to the board, the final plat shall be accompanied by a receipt from the city treasurer in the required amount.
E. One original of the final plat shall be submitted to the commission with two prints and any other information that may be required by the commission, except as otherwise allowed hereafter for a minor subdivision.
F. If more than one sheet for the final plat is required, an index shall be filed showing the entire subdivision with the sheets in numerical order and each sheet showing the total number (i.e., sheet one of three). When more than one sheet is submitted, all sheets shall be of the same size.
G. The commission shall approve, disapprove, or return the plat for modification and correction within sixty days after the filing thereof; otherwise the plat shall be considered approved and a certificate to that effect shall be issued by the commission on demand. However, the applicant for the plat approval may consent to an approval beyond the sixty-day period. The reason for disapproval of any plat shall be stated on the record of the commission and the applicant shall be advised of the disapproval in writing.
H. When a final plat has been approved by the commission, it shall be submitted to the city clerk for recording of the original of the final plat with the district recording office pursuant to Title 40, Section 15, of the Alaska Statutes. The city clerk shall retain one copy of the approved final plat for the city's records. (Ord. 108 §1 (part), 1985)
13.16.020 Requirements. The final plat shall be drawn on high quality reproducible mylar with non-fading black ink and shall measure twenty-two inches by thirty-four inches in size. The scale shall be one inch to one hundred feet or one inch to five hundred feet. (Ord. 108 §l (part), 1985)
13.16.030 Monuments. All exterior corners of the developed portion of the subdivision shall be marked by permanent monuments set in the ground. The corners of all lots shall be adequately staked. Staking should be done in such a way as to provide for easy identification and location of all lot boundaries. (Ord. 108 §1 (part), 1985)
13.16.040 General provisions. In addition to the requirements set forth in Section 13.16.020, there shall also be shown on the final plat the following information:
A. True bearings and distances to the nearest established street lines and official G.L.O. or B.L.M. monuments which shall be accurately described and delineated on the plat.
B. The boundary lines with accurate distance and bearings, the exact location and width of all existing or recorded streets intersecting the boundary of the tract.
C. The outline of the property which is offered for dedication for public use with the purposes indicated thereon, and of all the property that may be reserved by deed covenant for the common use of the property owners in the subdivision.
D. All lots in each block shall be numbered in a simple consecutive manner which will be easy to follow. (Ord. 108 §1 (part), 1985)
