13.08.010 Definitions generally. In this chapter, unless the context otherwise requires, the following words and phrases shall have the meanings ascribed to them in this chapter. (Ord. 108 §1 (part), 1985)
13.08.020 Alley. "Alley" means a permanent service right-of-way providing a secondary access to abutting properties. (Ord. 108 §l (part), 1985)
13.08.030 Block. "Block" means a unit of lots. (Ord. 108 §l (part), 1985)
13.08.031 Commercial. “Commercial” means retail, office, wholesale, personal services, agricultural, and other general services uses for the consumer population. Uses NOT permitted include, but are not limited to, residential dwelling units, bed and breakfast establishments, schools and campgrounds.
13.08.040 Crosswalk. "Crosswalk" means a public right-of-way between property lines which provides pedestrian passage through a block. (Ord. 108 § l (part), 1985)
13.08.050 Cul-de-sac. "Cul-de-sac" means a street having one end open to traffic and being terminated at the other end by a vehicular turnaround. (Ord. 108 §l (part), 1985)
13.08.060 Depth of lot. "Depth of lot" means the mean horizontal distance between the front and rear property lines of a lot. (Ord. 108 §1 (part), 1985)
13.08.070 Easement. "Easement" means an interest in the land owned by another that entitles the easement holder to a specified limited use. (Ord. 108 §l part), 1985)
13.08.080 Street improvements. "Street improvements" means street grading, street surfacing and paving, curbs and gutters, sidewalks, culverts, bridges and utilities. (Ord. 108 §l (part), 1985)
13.08.081 Industrial. “Industrial” means manufacturing; fabrication; assembly; disassembly; processing; treatment facilities; mineral exploration, extraction, and processing; and refineries. Uses NOT permitted include, but are not limited to, residential dwelling, units, bed and breakfast establishments, schools and campgrounds. (Ord. 99-05)
13.08.090 Lot. "
13.08.100 Minor subdivision. "Minor subdivision" means a subdivision or resubdivision of land into four lots or less, not to exceed four acres, where the exterior boundary corners of the subdivision are already properly monumented as required for a subdivision and the commission allows the waiver of certain requirements for certain specific ones. 13.08.110 Parcel. "Parcel" means an unsubdivided plot of land. (Ord. 108 §l (part), 1985)
13.08.120 Planting strip. "Planting strip" means a strip of land between the roadway and the sidewalk or sidewalk site. (Ord. 108 §1 (part), 1985)
13.08.130 Plat. "Plat" means a map or chart of a surveyed subdivision of land.
A. "Sketch plan" means an informal plan or sketch drawn to scale and in pencil, if desired, showing the existing features of a site and its surroundings and the general layout of a proposed subdivision.
B. "Preliminary plat" means a map showing the salient features of a proposed subdivision of land submitted to the commission for the purposes of preliminary consideration and approval.
C. "Final plat" means a map of a subdivision of land made up in final form as required for approval and filing. (Ord. 108 §1 (part), 1985)
13.08.140 Private street. "Private street" means a privately owned strip of land used for access to a private residence, vacant or commercial land. (Ord. 108 §l (part), 1985 )
13.08.150 Roadway. "Roadway" means the portion of a street designated for vehicular traffic, and where curbs are laid, the portion between the curbs. (Ord. 108 §l (part), 1985)
13.08.160 Street. "Street" means the general term used to describe a right-of-way serving as a means of vehicular and pedestrian travel and also furnishing space for sewers, public utilities and trees. Streets are classified by function as follows:
A. "Major roads, arterial streets and highways" are those which are used primarily for fast or heavy traffic, or traffic between neighborhoods.
B. "Collector streets" bring traffic to arterial streets, serve as the principal entrance streets of a residential development, and provide for traffic circulation within the development. (Ord. 108 §l (part), 1985)
13.08.170 Subdivider. "Subdivider" means any person, group, corporation or other entity proposing to divide lands which constitute a subdivision as defined in Section 13.08.180. (Ord. 108 §l (part), 1985)
13.08.180 Subdivision. "Subdivision" means the division of a tract or parcel of land into two or more lots, sites or other divisions for the purpose, whether immediate or future, of sale, lease or building development, and includes resubdivision and when appropriate to the context, related to the process of subdividing or to the land or areas being subdivided. 13.08.190 Platting board. "Platting board" means the planning commission. (Ord. 108 §l (part), 1985)
13.08.200 Tract. "Tract" means an area of land which has been defined, but has not been designated by lot and block numbers. (Ord. 108 §l (part), 1985)
